Home Buyer Tax Credit Extended AND Expanded
The doors to owning a home have just opened wider with recent legislation that both extends the existing $8000 tax credit for qualified first time homebuyers and authorizes a tax credit of up to $6500 for repeat buyers. As part of the Worker, Homeownership, and Business Assistance Act of 2009 many additional buyers will be eligible for these credits, as the income limits were also raised – now $125k per year for a single taxpayer and $225k for a married couples filing joint returns. These additions to the program will allow many more people to take advantage of today’s “buyers market”. With interest rates at or near record lows and a true tax credit of up to $8000 there really has never been a better time to purchase a home.
The tax credit is equal to 10% of the home’s purchase price or a maximum of $8000 for a first time buyer or $6500 for a repeat buyer. A first time buyer is defined as someone that has not owned a principal residence in the last three years. A repeat buyer must have lived in their home for the last five years to qualify. When combined with a low down payment mortgage, such as FHA, many buyers are refunded their entire down payment as a result of this tax credit.
Potential home buyers should act quickly. The tax credit is set to expire on June 30th, 2010; however, a binding purchase agreement must be signed no later than April 30th 2010 to qualify for this great incentive. So if you’ve considered purchasing a home recently and thought you missed out on the original tax credit last November – please take advantage now – it truly is an offer too good to pass up.
